Sustainable Student Housing: Biophilic Design, ESG and ROI

By Pablo Lambrechts, Principal Architect, L+ Architects

Purpose-built student accommodation (PBSA) remains one of the UK’s most resilient property sectors. Demand continues to outstrip supply as universities compete for international talent and young people search for safe, inspiring places to live and study. Yet too many schemes are conceived as anonymous blocks built to minimum standards – functional but uninspiring, and costly to operate.

At L+ Architects and our sister brand L+ Living, we believe student housing can be more than a roof over students’ heads. By embedding biophilic design and Environmental, Social and Governance (ESG) principles from the outset, we create buildings that are healthier for residents, more attractive to universities, and more profitable for investors, without adding unnecessary cost.

Why Wellbeing Matters

Moving away from home, adapting to independent study and sharing space with strangers is exciting but also stressful. The UK’s 2023 Student Mental Health Survey found that nearly one in three students reported symptoms of anxiety or depression during their first year (Office for National Statistics, 2023). Research consistently links exposure to natural elements – plants, daylight, views of greenery and natural materials – with lower stress levels, improved mood and enhanced cognitive performance (van den Bosch & Sang, International Journal of Environmental Research and Public Health, 2017).

Classrooms enriched with nature have demonstrated significant reductions in stress and measurable gains in test scores and attention (Browning et al., Frontiers in Psychology, 2020). High-quality lighting that mimics natural daylight helps regulate circadian rhythms, improving alertness and reducing fatigue (Zhou et al., Building and Environment, 2021). In other words, a building that feels calm and connected to nature supports the very mental health challenges most common among students.

Biophilic Design In Practice

Our student housing strategies treat each site as a living landscape rather than a blank development plot.

Key elements include:

These measures are not decorative extras. They can be delivered within standard budgets and often reduce long-term operational costs through lower energy consumption and durable finishes.

Linking ESG and Biophilic Design

Biophilic design is more than a visual strategy. It directly supports all three pillars of ESG.

Environmental benefits include biodiversity net gain through green roofs, native planting and habitat features, as well as reduced operational energy through natural shading and daylighting. Social benefits include measurable improvements in mental health, lower stress, and higher student satisfaction, all of which improve retention rates. Governance benefits arise from clear metrics – biodiversity counts, energy savings and occupant well-being data – that support investor reporting and help secure funding.

In short, biophilic design provides the evidence investors and planning authorities now demand, turning ESG goals into tangible outcomes.

The Commercial Case

Good ecology is also good economics.

The features that create a healthy, pleasurable place to live also maximise return on investment.

Our Approach And Unique Selling Points

L+ Architects and L+ Living provide a single, integrated service encompassing architecture, interiors and landscape.

This allows one coordinated team to deliver:

This combined expertise allows us to create student housing that performs at the highest technical level while integrating into its setting with grace and ecological intelligence.

Next Steps

The student housing sector shows no sign of slowing, and investors are actively seeking ESG-compliant, high-performing schemes. We are currently working with developers and universities across London and the South East to deliver Stage-0 feasibility studies that model energy performance, biodiversity outcomes, planning benefits and financial return.

Student housing does not have to be a race to the bottom. By applying biophilic design and rigorous ESG standards, L+ Architects and L+ Living create vibrant, healthy communities that cost no more to build yet deliver higher returns, faster approvals and better lives for the students who call them home.
